Bryan Ellis’ thoughts on The Virtualization Of The Real Estate Industry

A relatively new concept in the online world is “Virtual Real Estate Investing“. Everything from using the internet as an avenue to make more money in real estate to online games such as SecondLife seem to be included in the popular definition of this term.

In order to figure out the truth of the matter, I sought out Bryan Ellis, whose experience in the fledgling industry is truly impressive.

When I began using the term virtual real estate investing in the late 1990s, I did so because I saw clear parallels between the strategies used for profiting from physical real estate and those that would create income in the online world, said Ellis.

One example of the parallels between virtual and physical real estate Bryan Ellis cites is the similarity between the monetization of domain names versus physical property. “These types of assets - websites and physical real estate - can be monetized in very similar ways like buy lo/sell high, leasing/rental and advertising opportunities” he says.

The parallels really are obvious. Consider: A valuable piece of real estate is valuable largely due to the interest that other people have in that specific location. Likewise, if you own a desirable domain name, others will find value in it because it serves their purposes. So it doesn’t matter if you own physical real estate or virtual real estate - you’ll likely use similar strategies to turn them into money in your pocket.

EMAIL MARKETING - Required, a Method in the Madness

As you get started in internet marketing all of you might have come across gurus proclaiming their wisdom that “the money is in the list “. Like all newbies to marketing you start focusing on building your list . You try every software ,every promotion method in an attempt to build your list of subscribers.

Now that you have your list of faithful subscribers, you are told (by the same gurus) to provide valuable information to the list to build a relationship and trust with your subscribers. The theory is, the more your list of subscribers see you as an expert and their well wisher(!), they will just quickly make a beeline to the site you are promoting and with every mail you send, you will rake in pots of gold with the commissions on purchases made by your subscribers.

Now let us shift to what the experienced marketers themselves are doing. To be fair to them, they also do the same thing they advice you to do. But then, they also do it mindlessly.

I got a mail from a respected marketer recently, preselling one of the Late Corey Rudl’s products. The products of Corey, as we all know, are quite the things you need in your internet marketing, and the way Corey has mentored many a internet millionaire, one can be sure that his products still remain as top resources for anyone getting started in internet business.

But I digress - the marketer’s mail goes on to tell me that “last week” Corey has given him special permission to offer the product at a special discount to the marketer’s subscribers, and in a recent update, Corey had said that 80 sales has happened in one week alone!

C’mon, even a newbie like me has mourned the sad demise of Corey Rudl, and felt a loss and void at having him with us no longer. The man, a legend in his lifetime and a mentor to many like me, would turn in his grave if he sees the way the marketers market nowadays. Mindlessly they promote stuff by copying and pasting some promotional mail, without even trying to see what the subscribers need. Email marketing taught to us by Corey has much more to it that just flooding your subscribers with “special offers”, “promotions” and the like. Whatever happened to preselling, need analysis, and closing the sale with leaving the buyer feeling he got what he wanted?

Unlike other marketers who submit their articles to ezines for ultimately making readers to click to their site and buy something, I wrote this article just out of a frustration, and a pain that marketing is not done the right way. In fact, you may notice that my bio at the bottom shows a site called www.homeremediesandcures.com, and is not in any way related to internet marketing. (I make my money out of adsense ads and clickbank products on home remedies - am doing quite well, thank you).

Finding The Intangible

The Bible speaks of people with eyes that don’t see and ears that don’t hear. It is referring to those who refuse to accept the truth. Sometimes we see but don’t observe. Seeing often refers to understanding. This reminds us of many that attempt to make a living with an online business. The path to success is difficult for beginners to see.

Those that believe the claims that one can make a fortune as soon as they start an online business haven’t accepted reality. There is nothing wrong with having a dream, but we need to see things as they really are. Any type of business on or offline takes a lot of energy and time before it pays off.

What part of a person is real, the face that stares back from the mirror? The appearance is a part of mankind but it doesn’t reveal what a person is really like. That depends on their self-image, personality, their outlook on life, morals, faith, courage. In other words, the real part constitutes the things that cannot be seen with the eyes.

What is real about online success? The income from it is real but the qualities that produce it are intangible. They are difficult for the novice to pin down. Methods that work for one person may result in failure for another. Sometimes it amounts to doing the right thing at the right time. There is no substitute for
experience.

You have to learn what is real. Real things are not artificial, fraudulent, illusory or apparent, they are fundamental, essential. Some things in the world seem real but they are illusory, like the deceiving tricks of magicians and the hype
about getting rich quickly on the internet.

Beginners need advice from successful people who have their best interest at heart. Beware of those that just want to sell you their secrets that may not work for you. People become successful because they have followed carefully laid out plans. It amounts to cut and try methods and testing everything. It takes time, and hard work. You have to budget your money and survive difficult times. It is definitely not for everyone. You are the only person that can decide if it is for you.

You have to appeal to what is real to people. Whether we admit it or not, we operate on emotion. We buy with emotion and justify it with intellectual reasoning. You don’t buy just any car, but the one you are in love with. That is why it is so important to
know what people are looking for.

Make them want your product by appealing to their emotion. Paint a word picture in their mind about the joys of having it. You also have to make it logical for them to buy it. If they want it, and it makes sense to buy it, they will part with their hard
earned cash. Give them a special deal if they will buy now. That will make it even more logical.

You have to learn how to use pay per click search engines. They can produce results, but you have to know what you are doing. It is possible to have a ton of responses but no buys, costing a fortune but not making a cent. It may be better to bid on the third or forth rather than the first to avoid a high cost. Getting advice from a successful entrepreneur is advised.

What parts of what you hear about becoming successful are real, and what parts are smoke and mirrors? Find out by trying different things to see what works. Don’t spend much on anything until you see the results. Then spend more on what
works well.

Marketing Strengths vs. Weaknesses

When you have decided how you are going to promote the benefits of doing business with you versus the other guys, you have put into motion the mode or image that you are going to embody. There is a popular notion - which sells a number of books - that you need to be at war with the competition. This concept is termed, “Marketing Warfare.” I take issue…

While you need to declare your strengths and your benefits, you don’t have to treat the competitor as the enemy. The goal is to have no competition, not bring attention to it! The more unique you can make yourself, the more you appeal to a select part of the market. You are carving out your own defined market.

In my opinion, 7-Up doesn’t compete with Coke. 7-Up, by calling itself “the Uncola”, appeals to people who don’t want caffeine or dark soft drinks. 7-Up defined a market which was waiting for an alternative. To say that these companies aren’t competitors may be going a bit far, but the point is, you need to take care of defining your specialty, and promoting it, in the maximum possible way. When you promote positive benefits, with flair and impact, you’ll get your market share.

I also maintain that even though you have declared your image and have made it known, you still need to be aware of any changes in the competition that favor your position. If Brand X got caught with its hand in the till, it’s not time to say, ‘We’re honest.” People tend not to like those who take too much advantage of a bad situation.

However, you need to know when the positive effects of doing business with you are available, like running a few ads if Brand X is out of inventory (without rubbing their noses in it).

In addition to offending the public, bear in mind how the competition will remember should the tables ever turn. Part of your image needs to be that you possess integrity. That by itself will bring a certain amount of business your way - and you’ll have a better conscience.

Safelists - Pure Madness or NOT?

If you’re anything like me you have been or are still trying to figure out the best ways to reach people on the Internet with your offers. I just wanted to clue you in to what I have learned from my experiences with safelists, also known as optin lists. You have probably seen or read other articles on this subject before already, but maybe my insight might strike a little bit of a different or higher note in your head. I’m also going to include a little bit on the safelist submitters too as they are a major player in the safelist game.

The safelist is a great concept and one that catches everyone’s eye when they first start a program or business on the Net. And why not? We are all looking for an inexpensive way to get our offers out in front of some eyeballs. They actually were pretty decent when they first came about. Ok, so what’s the real deal?

The lists you join usually ask for two different email addresses. One is called the contact e-mail address, which is where administration can e-mail you. The second address is known as the list address which is where the mail from other members for their ads will be sent to you as a list member. With your contact address, the administrator will send you updates along with one other little tactic that I’m sure you know about if you have tried safelists already, contact solo ads.

For the most part, the list email addresses that people use are ones that are set up in one of 2 ways. The first being a free account where the list mail is delivered to and most mail from time to time without reading anything. Sometimes people set up filters that direct the incoming list mail right into the trash folder. In other words, your mail isn’t doing much good, ;0(

Wonderful huh?

The other is what they call a potty e-mail account that automatically dumps all the mail at set intervals which again means, no eyeballs looking at your ad. The funny thing is that most of the potty accounts are offered by the safelist administrators themselves. Now, what does that tell you? Pretty simple answer, they don’t care if your basic list messages you send are read or not. They want to sell you solo ads which makes them money and there’s actually nothing wrong with that I guess, if you don’t mind donating your money. Even contact address email can and many do get dumped. It’s definitely better than having your message delivered to the members list addresses though.

Read on, there’s more……

The other popular safelist scripts are based on credits. You usually get a few credits for signing up which is to lure you into the list. Then you earn credits for reading other list members emails. Sounds like a winner, right? Hold on a second now. Lets take a closer look at this type of list and what is actually taking place.

First off, for the most part you have to read a TON of email to earn enough credits to send a message. You might read them for a little while but, believe me, it WILL get old fast! Oh but wait. You can purchase extra credits to send more mail if you like. Yup, another way to make money for the list administrator. Hmmm…again, there is nothing really wrong with that but, if your messages are simply going to the list addresses, then odds are they are just getting dumped and NOT read. Even though you now spent money for credits to send a mail with, what did you really accomplish?

Oh there’s more, don’t stop reading yet……….

Most lists offer free memberships which allows a member to mail the list like every 3, 5 or 7 days depending on the lists setup. Some of them only allow free members to send to a specific number of members per mailing. Of course the lists even have a few paid upgrade options and depending on which level you choose corresponds to how many credits you will receive every month to mail with. Generally it’s one credit equals one mail sent to one list member. Great idea, but again are your messages doing any good? I don’t think so. Who’s making the money here? You tell me.

But wait, there are a few credit based lists that offer a unique feature that is pretty nice. It’s the ability to actually use credits for placing a solo ad to the members contact address. This means that even as a free member you can use this feature, at least in some lists. Now the nice thing about this is that once a person receives the e-mail and open it, there is a timer that runs and you have to stay on the site until it finishes in order to receive the credits. But, you usually get a nice reward for your time and you catch some interesting sites too that just may be of interest to you. I know I have from time to time. The cost in credits for a free member to send one of these is pretty hefty, but I think it’s definitely worth it for what you receive in return for you time. At least it’s a solo ad that has the best odds of getting opened plus it doesn’t cost anything out of pocket. Now here’s the real kicker……

You can sign up with a submitter and have your ad sent to 100’s or 1000’s of safelists with a few simple clicks of your mouse. This means you can reach all kinds of people, right? Figure it out. Hundreds or even thousands on each list times 100’s or 1000’s of lists equals 100,000 or more. Yes you can, but once again think about where are your messages are ending up, ( in the trash). What really irritates me is when a list owner offers a submitter, for a monthly fee. Many of them offer potty e-mail accounts too. Isn’t that a double edged sword? Basically you are paying for your submitter monthly to send your messages to supposedly reach 1000’s upon 1000’s of eyes, but they are actually going to the potty accounts that members also pay for monthly, so who is reading any mail?

Nobody, it’s a catch 22.

That falls right in the lines of what politicians and magicians use, the old smoke and mirrors routine to cover up the truth and what’s actually happening. Wouldn’t you agree?

Hmmmm..so is there an answer?

Well, hold on a second now. There is a newer type list that has just recently come about known as a viral safelist. So what is so different about this over any other lists? Good question, here’s your answer. With this type of list you can sign up free or of course purchase and upgraded account. When you sign up members, they go into the system under you and any members these people sign up go under you too. This is your personal list. Here’s where the difference lies. Instead of just having your members and the members that they sign up under you, once a week they do what is called shuffling of the list. What does that mean? Simply that it randomly shuffles all the list members and even if you did or didn’t have any members join under you yet, you could end up with a sizable downline to mail to that week. It’s a pretty interesting concept. You never lose your members no matter what.

You know, I guess it’s better than nothing if you can get even one set of eyeballs out of 1000 safelist members you send to reading your mail. It’s better than NO eyeballs at all. Go ahead and use the free ones. But, watch out for paying services as for the most part, they make someone else money, NOT you or I. Are you really getting a good value for your dollar?

So, are safelists Pure Madness or NOT?

Real Estate Marketing for the “You” Generation

Are you working in the real estate industry? Are you a real estate agent, mortgage consultant, builder, real estate broker, appraiser, construction worker, etc?

The Internet is the wave of the future. You can no longer sell homes without at least some sort of internet presence.

According to Harris Polls….over 70% of people in the world use the Internet.

The Internet is the most trusted source for purchases and this includes houses.

Chances are…you already have some sort of Internet presence on the web. You may have gone with a real estate web site design company for your design. You may think your design is ok. Is it really?

That is the first thing prospective clients see when they click on a link to your web site. If they don’t like the design then they leave. The web site design company may even make templates that you can use. However, did you know that you aren’t the only one using the same exact template?

I have gone to enough real estate sites to realize that these companies are making a lot of money by cloning your site. People that are buying homes aren’t going to want to see a clone site. In fact, many may not even realize it is a clone site. They click on your link and leave as soon as they see the design, not even realizing that your site is different.

These sites contain the same articles, same look, same design, etc. They are based on image marketing. Image marketing isn’t going to fly on the Internet. It just doesn’t work anymore.

You are probably wondering what image marketing is. In the early 1980’s real estate agents realized how successful image marketing was. Back then they used catchy slogans (such as #1 in sales), told you everything they had that other agents didn’t, and used images (including their faces), to win you over so you’d choose them as your agent.

Since the 1980’s people have gotten wiser. They no longer care what you have, what your credentials are, or that you are “#1 in sales”. Did you know nearly every agent in your area claims to be #1 in sales? How do you know? You can’t track other agents sales since they all work on commission.

So what can you do? Stop using the words “ME ME ME” and start using the word “YOU!”

Let them know exactly what you have to offer them. List what you can do for them. There are numerous ways you can do this without compromising your job and your commission.

Offer them FREE informative articles.

Did you know that I went to a real estate agent’s site and they wanted me to put in my phone number and email just so I could read their free article? Doesn’t this seem a little odd to you? I don’t even have to mention the kind of spam I received once I did put in my email. I was contacted daily with statistics (that seemed to be made up), information, and a bunch of updates on the agent’s web site progression. I don’t care how many sales he had in August. I just wanted to read his article on Moving when you Have Pets.

This is the number one way to LOSE clients not gain them. No one wants to be nagged incessantly to buy or sell their home. Buying and selling a home is one of the BIGGEST processes a person will go through. They can lose or gain money in the end, and choosing the wrong agent isn’t something they want to do.

So, don’t let them choose the wrong agent. Offer them buyer, seller, investment, and even FSBO articles. Why FSBO’s? If you are so willing to offer information on how a client can sell a home on their own then you really must care about your clients. You won’t be getting anything in return for FSBO articles…or will you?

Did you know that over 90% of home sellers that start out as FSBO’s end up going with an agent? They do not get results, don’t understand the process well enough, or it simply is too much work for them to handle. They may not have the time to put in to selling the home on their own. When choosing an agent they are going to remember the person who was so willing to help them out, by offering advice and information. They are going to remember you!

Give them in-depth information on the area you serve.

Did you know that one of the biggest complaints home buyers have is not enough information on the cities, towns, and communities in your area? You need to do more than just list a link to the URL for each community page. Have a history, demographics (such as income level, number of residents), school information, and businesses listed about each city and town you serve. You may even want to include pictures, small maps, and anything else you can think of to make the page really stand out.

You are offering something very few real estate agents even consider offering. The prospective clients will have a much better understanding of the area, and can decide where they want to move, and what they can afford.

Community pages usually list hospitals, businesses, restaurants, sporting facilities, and recreational opportunities for your area. You may even want to list important community events such as festivals, fairs, and holiday celebrations. This will definitely be helpful to current residents and prospective residents.

Your time and effort will pay off in the end. The buyer is going to want to go with the person that offers the most information on the area they are moving. Why not let this person be you?

Offer free calculators.

If you are a mortgage consultant why not offer free calculators on your site so your clients can see what kind of loan they may be eligible for? The calculators may have different requirements and can give them a basis to go off of before they contact you to assist them through the mortgage process.

Blogs and Forums

You may want to have your own web blog and forums on your site. The search engines place these two things very high if there is content on them that is relevant to your site topic. You can write articles or post other real estate articles on your blog. Forums not only give you a place to post articles, they also give you a visible way to interact with clients (prospective and current) in a public setting. You can answer questions and it is a very humanizing thing. People will see you less and less as the elusive agent they know only enough about through your web site. They will see you as a well informed, caring individual.

Once they realize that you are in fact a human (much like they are!) and not just a concept in their mind they are going to be more willing to trust you with the sale of their home, their mortgage, and/or choose you to build their home.

Team up with a Local Group

People looking to buy a home are more likely to work with a team (or network) then a solitary individual. If you are an agent you probably work with the same inspector, appraiser, or loan specialist. Why not become a team? You can refer clients to one another and create a network of clients. You also get your name out there because you aren’t the only one working for you…your team is promoting your business, as well.

There are many other things you can do to increase your visibility on the Internet and increase your profits. You just need to remember that the client always comes first. When you do this, you are sure to win over clients every time!

Why It’s a BAD Idea To Promote Hot Selling Products on eBay

Do a quick search on Google, Yahoo, or your favorite auction resource site, and you’ll quickly discover there are several software programs targeted to vendors who want to promote hot selling products on eBay.

The infatuation with hot selling products exists because sellers believe if you target items that have a robust sales pattern, you’ll have a better chance at profiting on eBay. This is both true and false.

Yes… hot selling products can improve your bottom line. But unfortunately by the time the average eBay seller (a) realizes what the hot selling products are, (b) purchases stock to sell on eBay, and (c) actually puts the items up for sale, the demand is already being met by other eBay sellers who probably started the hot selling product trend some time ago.

Not only that, with thousands of people also having access to the same hot selling product lists, you’ll have to contend with other eBay vendors who have the exact same ideas that you do. So you’ll be up against the original sellers who are currently feeding the demand, AND doing the tango with newer sellers who have jumped on the same hot selling product bandwagon that you did.

Okay maybe this won’t happen to you.

But suppose it does.

What if competition becomes so great that prices start dipping below the wholesale cost that you paid for the item? (It happens all the time on eBay.) And what if you lose $100, $200, or even $1,000 on inventory that you thought would be flying off the shelf? Suddenly that hot selling item is looking rather cold sitting in your garage collecting dust.

So if not hot selling products on eBay, then what?

Do what the majority of PowerSellers do. Sell what you want, instead of what’s hot. Repeat after me, “Every day ordinary items sell extremely well on eBay… Every day ordinary items sell extremely well on eBay… Every day ordinary items sell extremely well on eBay.” Allow this to become your mantra, because it is very much true.

I know this from first-hand experience as I analyze top sellers instead of hot products. And my research has continuously shown me that mediocre products don’t necessarily translate into mediocre sales.

For instance, there’s a seller right now who clears about $1,000-$2,000 a week selling magnets. And that’s AFTER eBay and PayPal fee’s. Another seller promotes homemade CD’s to a specific audience and clears $900-$2,000 a week. A few sellers make $500-$700+ a week - after expenses - promoting public domain information. And the cool thing about public domain information is that anybody can sell it because it’s free. So that’s pure profit by selling something they never paid for. Talk about the ultimate arbitrage opportunity!

The ultimate key in succeeding no matter what product you end up selling, is to build a successful strategy. To figure out ‘how’ to profitably market what you have, instead of chasing after the next great thing. Because once you have the strategy part down, you can sell anything on eBay and make it a hot seller to your bank account.
